Terms, refunds and privacy

The fine print, in plain English.

Last updated 3 November 2026. These terms cover Settle's paid search service in Mexico City. The rent check and the city pages are free and need no account.

Who we are and what we do

Settle is a search and relocation consultancy run by swrv. We work only for the renter. We are not a real-estate agency: we don't represent landlords, we don't list homes, and we never take a commission or any payment from a landlord, agent or building.

We search public listings, check them for price and scam signals, and send you a shortlist of homes that fit your brief, with the questions to ask each landlord. You arrange and attend viewings yourself, and you deal with the landlord directly. Settle does not attend viewings, negotiate on your behalf or give legal advice.

Prices and payment

• Prices are fixed, shown in Mexican pesos and include IVA (16%). The US-dollar figure is an approximation.
• Rent, deposits, guarantor or póliza fees and moving costs are paid by you directly to the landlord or provider, never through us.
• If a guarantor or póliza provider ever pays us a referral fee, we tell you the amount before you choose, and we pass it back to you as a discount.
• We issue an electronic invoice (CFDI) for every payment.

What "delivered" means

• Shortlist: 8–12 homes that match the brief you gave in our questionnaire, each checked for price and scam signals, delivered by email within 3 working days of payment.
• Before you pay, our questionnaire shows how many collected ads fit your brief. That count is a guide from recent ads, not a promise that those homes are still available.

We can't promise that a landlord will accept you or that a particular home will still be available. Landlords decide who they rent to.

Refunds

• Full refund if you cancel before we start your search.
• Full refund if we can't send you at least 8 homes that fit your brief.
• Once the shortlist is delivered, the fee is not refundable.
• Refunds go back to the original payment method within 10 working days.

Your responsibilities

Tell us the truth about your budget, dates and documents, and don't pay anyone before you or our scout has seen the home. You make the final decision on any lease and sign it yourself.

Privacy notice (aviso de privacidad)

swrv is responsible for the personal data you give us. We collect your name, email and move details (your brief), and use them only to run your search. We don't ask for ID or income documents; those go directly to the landlord you choose. We delete your details within 90 days of delivering your shortlist. When you use the free rent check or see what fits your brief, we keep what you typed in (neighbourhood, size, rent or budget and preferences), with no name, email or IP address, to improve our rent data. You can ask to access, correct or delete your data, or object to its use (ARCO rights), by writing to the address below.
