Your first home in Mexico City, checked for you.
Tell us what you need and see in seconds how many real homes fit, for free. For a fixed fee we send you 8–12 of them, each checked for a fair price, scam signs and whether it needs a guarantor (aval). We work for you, not the landlord.
Collected rents
What the latest ads are asking in Mexico City.
From 1,325 listings collected by 2026-10-30. A research snapshot of asking rents, not an offer of a home.
Why it's hard
Renting in Mexico City is built for people who already live here.
Listings are in Spanish, scattered across portals, Facebook groups and WhatsApp, and many are copied or fake. Landlords ask for a local guarantor you don't have. You can't easily view a place from abroad.
Fake and copied listings
"Monta rentas" scammers post homes they don't control and ask for a deposit to hold them. Every home we send is checked against the going rate and known scam patterns.
The guarantor (aval)
Most landlords want a Mexican co-signer who owns property, and most ads don't say so until you apply. We tell you which homes say no aval is needed or accept a póliza jurídica instead.
Prices nobody explains
Asking rents in the central colonias rose about 15% in a year. We compare every home with what similar ones ask, so you know what's fair before you negotiate.
How it works
From brief to shortlist.
You make the decisions and do the viewings. We do the searching and checking, and show you what fits before you pay.
Your brief
Budget, neighbourhoods, size, pets, move date and whether you have an aval. Free.
See what fits
We match your brief against the real ads we collect and show you how many homes fit right now. Free.
Your shortlist
8–12 homes, each checked for price and scam signs, with whether it needs an aval and what to ask the landlord, in Spanish.
View and choose
Visit the ones you like, or send someone you trust, with our checks and questions in hand. Never pay before a viewing.

Rent check
Is this rent fair?
Type in a listing you're looking at. We compare it with the Mexico City asking rents we collected for the same size and neighbourhood.
Before you pay anything
- Never send a deposit or "reservation fee" before you or someone you trust has seen the home in person.
- A rent far below the local median is the most common sign of a fake listing.
- Ask for the owner's ID and proof of ownership, and check the name matches the contract.
- Don't move the conversation to WhatsApp or email at the landlord's request before the viewing.
Pricing

Questions
Before you start
Are you a real-estate agency?
No. Settle is a research service that works only for you. We don't represent landlords, don't list homes, don't negotiate for anyone and never take a commission.
Do I need to be in Mexico already?
No. Most people start 3–6 weeks before they arrive. You get the shortlist by email and can visit once you land, or send someone you trust.
I don't have a Mexican guarantor. Can I still rent?
Yes. Tell us in the brief and we'll only send homes that don't ask for an aval or accept a póliza jurídica (a paid legal screening, usually 40–100% of one month's rent). Most ads don't say, so we ask before we send.
Do you take a commission from landlords?
No. You pay us a fixed fee and we don't take landlord money to recommend their homes. That's what lets us tell you when a listing isn't worth it.
What if not enough homes fit?
You see how many homes fit your brief before you pay. If we can't send you at least 8, you get your money back.
What kinds of homes?
Unfurnished or furnished apartments and houses on 6–12 month leases. We don't do holiday rentals.
What do you need from me?
Only your brief and an email. No ID or income documents: those go straight to the landlord you choose.
