Your first home in London, signed safely.
Moving to London without a UK credit history or a UK guarantor? We check every listing, film viewings the same day they open, line up a guarantor alternative, and get you ready to apply before anyone else does. Fixed price. We work for you, not the landlord.
Collected rents
What the latest ads are asking in London.
From 170 listings collected by 2026-10-30. A research snapshot of asking rents, not an offer of a home.
Why it's hard
Renting in London is built for people who already live here.
Good flats let in days. Referencing expects a UK credit file and a UK guarantor. And since May 2026, offering months of rent upfront is no longer allowed, so newcomers have one less way in.
No UK guarantor
Most agents want a UK guarantor or a credit history you don't have yet. We line up a rent guarantor service or a landlord who accepts your employment contract, before you fall for a flat.
Flats go in days
Popular listings fill their viewing slots quickly. Our scout goes the same day and films it for you, and your application pack is ready so you can offer straight away.
Fake and copied listings
Scammers copy real ads, say they're abroad, and ask for a deposit before a viewing. Every home we send has been matched to a real owner or agent, and you never pay anyone before a viewing and a signed agreement.
How it works
From first call to keys.
You make the decisions. We do the searching, checking, visiting and paperwork, and you can follow every step.
Intake call
30 minutes on budget, commute, neighbourhoods, move-in date and must-haves. We also check your share code, contract and guarantor route.
Your shortlist
8–12 checked homes scored against your brief, then new matches every day while you search, because London listings move fast.
Same-day filmed viewings
A scout views your favourites as soon as slots open, live or recorded: light, noise, damp, the building and the walk to the station.
Offer, sign, keys
We check the deposit is capped and protected and the tenancy follows the 2026 rules, and you get a plain-English summary of the agreement. Then you collect your keys.

Rent check
Is this rent fair?
Type in a listing you're looking at. We compare it with the London asking rents we collected for the same size and neighbourhood.
Before you pay anything
- Never send a deposit or "reservation fee" before you or someone you trust has seen the home in person.
- A rent far below the local median is the most common sign of a fake listing.
- Ask for the owner's ID and proof of ownership, and check the name matches the contract.
- Don't move the conversation to WhatsApp or email at the landlord's request before the viewing.
Pricing
One fixed price. No percentage of your rent.
Prices in pounds, including VAT. Rent, deposit and guarantor fees go straight to the landlord, agent, deposit scheme or provider, never to us. We're paid only by you, so we never act for the landlord.

Questions
Before you start
Is it legal for you to charge me in England? I thought tenant fees were banned.
Letting agents acting for a landlord can't charge tenants. The government's guidance says an agent who finds a home on behalf of the tenant, and doesn't work for the landlord on that home, can charge the tenant. That's how we work: you instruct us, you pay us, and we take nothing from landlords.
I have no UK credit history or guarantor. Can I still rent?
Yes. It's the most common situation we handle. Depending on the landlord, we arrange a rent guarantor service (usually a few percent of a year's rent, paid to the provider), or find landlords who accept a UK employment contract. Since May 2026 landlords can't ask for months of rent upfront instead.
Do I need to be in London already?
No. Most clients start 3–6 weeks before arriving. Viewings are filmed, so you can choose from abroad. We'll make sure your share code for the Right to Rent check works before you apply.
Am I locked into a 12-month lease?
No. New private tenancies in England are now rolling (periodic). You can leave with two months' notice, so signing from abroad is less risky than it used to be.
Can you get me a flat by outbidding others?
No, and nobody legally can. Landlords and agents must advertise a fixed rent and can't accept offers above it. We help you move first with a ready application, and negotiate on price or terms where there's room.
What happens to my documents?
Your passport, visa and income documents are shared only with the agent, landlord or guarantor provider you choose, stored encrypted, and deleted once you've signed.
