Your first home in Paris, signed safely.
In Paris the flat goes to the first complete dossier, and yours has no French payslips, no avis d'imposition and no garant. We build a dossier landlords accept, line up Visale or a guarantor, check every listing for fake owners and illegal rents, and view the flat for you within a day. You pay only when you sign.
Collected rents
What the latest ads are asking in Paris.
From 1 312 listings collected by 2026-10-30. A research snapshot of asking rents, not an offer of a home.
Why it's hard
Renting in Paris is built for people who already live here.
Good flats get dozens of applications in the first two days. Landlords pick the safest-looking file, and that file is French: payslips, a tax notice, a guarantor in France. Meanwhile the ads you can get are often the ones that aren't real.
The dossier and the garant
Landlords want three French payslips, an avis d'imposition and a guarantor earning three times the rent. We assemble a dossier from what you do have (contract, foreign payslips translated into French, employer letter) and arrange Visale, a paid garant service or a bank guarantee.
Gone in 48 hours
A well-placed flat can be let within two or three days. Viewing from abroad, or sending your file a day late, means losing it. Our scout views within a day and your dossier is ready before the first viewing.
Owners 'abroad' and rents over the cap
Fake owners who can't show the flat and want a transfer or an 'Airbnb payment' are a known Paris pattern. We check ownership and photos, never move money before a signed lease, and check every rent and fee against the legal caps.
How it works
From first call to keys.
You make the decisions. We do the searching, checking, visiting and paperwork, and you can follow every step.
Intake and dossier
A 30-minute call on budget, quartiers, commute and move-in date. We start your French dossier and guarantor plan the same day.
Your shortlist
8–12 checked flats, scored against your brief, each with a scam check, a rent-control check and the fees you'd actually pay.
Viewings within a day
A local scout visits your favourites, usually within 24 hours, live or filmed, and hands in your dossier on the spot.
Sign and move in
We check the lease, deposit and inventory (état des lieux) and explain them in English. You sign, then pay us. You get the keys.

Rent check
Is this rent fair?
Type in a listing you're looking at. We compare it with the Paris asking rents we collected for the same size and neighbourhood.
Before you pay anything
- Never send a deposit or "reservation fee" before you or someone you trust has seen the home in person.
- A rent far below the local median is the most common sign of a fake listing.
- Ask for the owner's ID and proof of ownership, and check the name matches the contract.
- Don't move the conversation to WhatsApp or email at the landlord's request before the viewing.
Pricing
One fixed price. No percentage of your rent.
Prices in euros, VAT included. Rent, deposit, guarantor and capped agency fees go straight to the landlord, agency or provider, never to us. Settled is paid only when you sign a lease.

Questions
Before you start
I have no French payslips or tax notice. Can I still rent?
Yes. Landlords can accept an employment contract, an employer letter and foreign payslips translated into French with amounts in euros. We put these into a clear dossier and pair it with a guarantee, which is what landlords look at first.
I don't have a garant in France. What are the options?
Visale is free if you're under 31, or if you're a new hire or transferee on a French contract, for rents up to about €1,500 a month including charges. Otherwise, paid garant services cost roughly 3–4.5% of a year's rent, or a bank can block a sum as a guarantee. We tell you which ones fit you and arrange it.
Why do I pay Settled only when I sign?
French law doesn't allow a property search professional to take payment before the lease is signed. It also suits us: we're paid when you have a home, not for trying.
Furnished, unfurnished or bail mobilité?
A furnished lease runs a year with a deposit of up to two months. Unfurnished is three years with one month. A bail mobilité is furnished, 1–10 months, with no deposit at all: often a good first landing while we look for the long-term flat.
How do I know the rent is fair?
Paris caps rents by quartier, size and building age, and many ads are above the cap. We check each one against the official grid, and the agency fees against the legal maximum. The rent cap is due to end in late November 2026 unless Parliament extends it, so we'll tell you what applies on the day you sign.
What happens to my documents?
We only ask for documents French law allows a landlord to request. They're shared through a watermarked link only with the landlord, agency or guarantor you choose, stored encrypted, and deleted once you've signed.
