Beirut · waitlist open

Your first home in Beirut, found with care.

Most Beirut flats move through brokers and WhatsApp groups, cost cash dollars months upfront, and hide the generator bill behind the rent. We check who really owns each place, what you'll pay each month with power and building charges included, and what's fair for the street. Then we film the viewings and negotiate in Arabic. Fixed price. We work for you, not the landlord.

Why it's hard

Renting in Beirut runs on cash, trust and who you know.

There's no listing database to check against. The same flat appears under three brokers at three prices, ads in English often ask more than the Arabic ones, and the rent rarely tells you whether the lights stay on at night.

Listings you can't verify

Fake ads ask for a reservation fee by money transfer, and some 'landlords' don't own the flat. Before you pay anything, we confirm the owner's title and identity, or the power of attorney if someone else is signing.

The hidden monthly cost

State power covers only a few hours a day, so the generator subscription and building charges can add $100–250 a month. We price every home with them included and check the generator's hours and amperage.

Cash, upfront, unregistered

Owners often want 3–12 months in dollars at signing. We negotiate that down, get the lease in writing and registered where possible, and make sure every cash payment has a signed receipt.

How it works

From first call to keys.

You make the decisions. We do the searching, checking, visiting and paperwork, and you can follow every step.

1Day 0

Intake call

30 minutes on budget, neighbourhoods, commute, power needs, how many months you can pay upfront, and your move-in date.

2Day 4

Your shortlist

8–12 checked homes, scored against your brief, with the all-in monthly cost and duplicates across brokers removed.

3Days 5–11

Filmed viewings

A local scout visits your favourites, including during a power cut. They check the generator, water tanks, lift, any visible structural damage, and the street.

4Day 14

Sign and move in

We negotiate in Arabic, a lawyer checks ownership and the lease, and we arrange registration. You pay the owner directly, against a receipt.

On your own

  • Scroll WhatsApp groups, Facebook and OLX, and call brokers one by one
  • Guess who owns the flat and whether the price is fair
  • Find out about the generator bill after you've moved in
  • Hand over a year's rent in cash on a one-page contract
  • Pay a broker's fee of up to a month's rent

  • Owner's title and price checked on every home
  • All-in monthly cost, power and building charges included
  • Fewer months upfront, a written lease and receipts
  • One fixed fee, nothing from landlords

Rent check

Is this rent fair?

Type in a listing you're looking at. We compare it with the Beirut asking rents we collected for the same size and neighbourhood.

Before you pay anything

  • Never send a deposit or "reservation fee" before you or someone you trust has seen the home in person.
  • A rent far below the local median is the most common sign of a fake listing.
  • Ask for the owner's ID and proof of ownership, and check the name matches the contract.
  • Don't move the conversation to WhatsApp or email at the landlord's request before the viewing.

Pricing

One fixed price. No percentage of your rent.

Prices in US dollars, paid by card or bank transfer. Rent, deposit and any registration fees go straight to the owner or the municipality against a receipt, never through us. We don't take broker or landlord commissions.

Questions

Before you start

Will I have to pay a year upfront in cash?

Sometimes owners ask for it. More often it's 3 or 6 months. We tell you what each owner wants before you view, and we negotiate it down. Wherever you pay in cash, you get a signed, dated receipt and a written lease.

Do you handle my rent or deposit?

No. You pay the owner directly. We never hold client money, so there's nothing of yours that can go missing with us.

What about electricity?

We ask the building and the generator operator about hours, amperage and recent bills, and our scout visits during a state power cut. Every home on your shortlist shows the full monthly cost, with power included.

Do you take a commission from landlords or brokers?

No. You pay us a fixed fee. Some homes come through brokers who charge their own fee; we show it upfront and negotiate it, and we tell you when a direct-from-owner flat is a better deal.

Is it safe to move to Beirut right now?

We can't advise on security. For that, follow your employer, your embassy and official travel advice. What we do check is the building itself: visible damage, stairs, lift, water tanks and the generator. If your move is called off for safety reasons, we pause or refund the unused part of your plan.

The lease is in Arabic. Can I sign it?

Yes. A partner lawyer reads it, checks that the person signing owns the flat or holds a valid power of attorney, and gives you a plain-English summary of rent, currency, duration, bills, renewal and the deposit.
